Leasing commercial space is a technical exercise before it is a negotiation. Most of the value is created before the paperwork starts.
- Define the requirement
Square footage, use, must-have specifications, target market and the date you need to be operating. Getting this right removes most of the wasted touring.
- Tour a real shortlist
Only spaces that meet the specification, with the parking ratio, clear height, power and permitted use confirmed before we walk in.
- Letter of intent
Rate, term, allowance, free rent, escalation and options negotiated before anyone drafts a lease.

The document reviewed line by line, then permitting and build-out tracked to the date you need to open.

What does a commercial lease actually cost me per month?
The face rate plus, depending on structure, operating expenses, utilities, parking and any applicable tax on commercial rent. Florida's tax on commercial rent has changed repeatedly in recent years, so confirm the current position with your accountant. I will build the all-in monthly figure for any space before you tour it a second time.
How long does a lease deal take?
From a signed letter of intent, commonly a few weeks to negotiate and document, longer where build-out is involved. Build-out and permitting are usually the long pole, not the lease itself.
What is negotiable besides the rate?
Term, free rent, tenant improvement allowance, escalation, renewal and expansion options, assignment rights, and who carries which repair obligations. Several of those are worth more than a small change in rate.
Do I need my own broker if the listing has one?
The listing broker works for the landlord. Having someone on your side of the table costs you nothing in most structures, because compensation is typically addressed in the listing agreement — I will tell you exactly what applies on a specific property, in writing.
Can I get out early if the business changes?
Only through what the lease allows — assignment, subletting, a termination option, or a negotiated buyout. These are far cheaper to secure while negotiating than to request later.
