Where medical office demand sits in Fort Lauderdale

Medical office space in Fort Lauderdale follows the hospitals. The largest anchor is Broward Health Medical Center at 1600 S. Andrews Ave., the city's largest hospital: 606 beds, an adult and pediatric trauma center, a comprehensive stroke center and a comprehensive cancer center. Specialists who round there, or who depend on its emergency and surgical referrals, usually start their search along South Andrews Avenue south of downtown.

That corridor is adding supply. Broward Health, the public health system, is building an eight-story, roughly 188,000-square-foot medical office building at 1611 S. Andrews Ave., across from the hospital, with 129 exam rooms (expandable to 237) and a seven-story garage with about 700 spaces. Commercial Observer reported a $130.8 million construction loan for the project in January 2026, and Broward Health expects completion in 2027. Planned services include cardiovascular, pulmonology, primary care, gastroenterology, neuroscience and women's services.

The second cluster runs up North Federal Highway. Holy Cross Health, a 557-bed Catholic teaching hospital and member of Trinity Health, sits at 4725 N. Federal Hwy. and lists more than 50 Holy Cross Medical Group practices. Broward Health Imperial Point is farther north at 6401 N. Federal Hwy., with cardiovascular, robotic surgery, bariatric and orthopedic programs.

Types of medical space you will see

  • On-campus medical office buildings. On or across from a hospital campus, closest to operating rooms and imaging. Hospital-affiliated owners can set leasing rules, so ask for them before you tour.
  • Off-campus medical office. Multi-tenant office buildings along the hospital corridors that already have exam-room suites, plumbing and accessible restrooms in place.
  • Retail-medical. Storefront space in shopping centers converted for urgent care, dental, physical therapy or dermatology. Visibility and parking are strong; plumbing, venting and accessibility work can be significant.
  • Ambulatory surgery and procedure space. A facility whose primary purpose is elective surgery with discharge within 24 hours is an ambulatory surgical center under s. 395.002, F.S., and must be licensed by AHCA under s. 395.003. Plan for a longer design and approval schedule.

What to check before you sign

  • Zoning. Confirm that medical office, not only general office, is a permitted use in the property's district under the city's Unified Land Development Regulations (ULDR). Urgent care and surgery can be treated differently from a physician office. Our Broward zoning guide walks through the use tables.
  • Parking. Fort Lauderdale sets parking by use in ULDR Section 47-20.2, Table 1, with separate downtown requirements in Table 3. A change from general office to medical can change the count, so get the site plan and the spaces allocated to your suite.
  • Accessibility. Under ADA Title III both landlord and tenant are responsible; leases usually put exam rooms and reception on the tenant and shared restrooms on the landlord. Federal guidance calls for at least 30 by 48 inches of clear floor space beside an exam table and a 60-inch turning space.
  • Build-out. Sinks in each exam room, plumbing stub-outs, electrical capacity and shielding for imaging, ceiling height for equipment, and the hourly rate for after-hours HVAC. See the Fort Lauderdale build-out guide.
  • Licensure. Practices wholly owned by licensed practitioners are generally exempt from health care clinic licensure under s. 400.9905(4)(g), F.S.; other ownership structures may need an AHCA clinic license. Confirm with health care counsel.

Lease or buy

Fort Lauderdale practices can lease or buy. Buying a medical condominium unit or a small building gives you control over the space and the improvements you pay for, and the SBA 504 program can finance the purchase or renovation of a building for your business, though not rental real estate held as an investment. Leasing keeps capital free for equipment and lets you move as referral patterns and hospital campuses change. Compare both on a full-cost basis in our buy vs. lease guide, and read the expense terms using the NNN vs. gross lease guide.

How I help as your tenant-side broker

I represent the tenant or buyer, not the building. I pull every available suite or building that fits your exam-room count, parking and location needs across the Fort Lauderdale market, tour with you, run comparable lease or sale terms, and negotiate the items that matter in medical space: improvement allowance, rent abatement during build-out, after-hours HVAC rates, signage and exclusive-use clauses. Call or text me at (561) 715-7222 or use the contact page.

Questions

Common questions.

Do I need a certificate of need to open a medical office in Fort Lauderdale?

No. As of the 2026 Florida Statutes, certificate of need review applies to skilled nursing facilities, hospices and intermediate care facilities for the developmentally disabled, not to physician offices or ambulatory surgical centers.

What new medical office space is coming near Broward Health Medical Center?

Broward Health is building an eight-story, roughly 188,000-square-foot medical office building and a 700-space garage at 1611 S. Andrews Ave., with completion expected in 2027.

Does my practice need an AHCA license?

A practice wholly owned and supervised by licensed practitioners is generally exempt from clinic licensure under s. 400.9905, F.S. An ambulatory surgical center must be licensed. Have health care counsel confirm your structure.

Can you find medical offices for sale in Fort Lauderdale?

Yes. I search for owner-user medical condos and buildings on and off the market and pull recent comparable sales so you can judge price before making an offer.
