How the Broward medical office market is organized
Doctors lease near the hospitals where they operate, round and get referrals, so Broward's medical office space clusters around a handful of campuses rather than spreading evenly across the county. When you start a search, decide which hospital matters most to your practice and work outward from there.
The county's public system, Broward Health, is adding the most new on-campus space. It is building two medical office buildings, both expected in 2027: an eight-story, roughly 188,000-square-foot building at 1611 S. Andrews Ave. across from Broward Health Medical Center, and a six-story, 127,033-square-foot building on the Broward Health North campus at 201 E. Sample Road in Deerfield Beach.
The main medical submarkets
- Fort Lauderdale, South Andrews Avenue. Broward Health Medical Center at 1600 S. Andrews Ave. is the city's largest hospital, with 606 beds and a Level I trauma center. See medical office space in Fort Lauderdale.
- Fort Lauderdale, North Federal Highway. Holy Cross Health (557 beds, Trinity Health) at 4725 N. Federal Hwy. and Broward Health Imperial Point at 6401 N. Federal Hwy.
- North Broward: Deerfield Beach and Pompano Beach. Broward Health North on Sample Road, where the new 75-exam-room building (expandable to 123) will house cardiovascular, neuroscience and orthopedic care. See Deerfield Beach and Pompano Beach.
- Northwest Broward: Coral Springs, Margate, Tamarac. Broward Health Coral Springs at 3000 Coral Hills Drive, HCA Florida Northwest Hospital at 2801 N. State Road 7 in Margate, and HCA Florida Woodmont Hospital at 7201 N. University Drive in Tamarac. See Coral Springs.
- Southwest Broward: Davie, Weston, Plantation. HCA Florida University Hospital at 3476 S. University Drive in Davie and Cleveland Clinic Weston Hospital in Weston. For the central county, see the Plantation and Sunrise market pages.
Types of medical space in Broward
You will compare four kinds of space: on-campus medical office buildings, which are closest to the hospital but may come with the owner's leasing rules; off-campus medical office along the arterial roads near each campus; retail-medical conversions in shopping centers for urgent care, dental, therapy and similar uses; and ambulatory surgery space. An ambulatory surgical center, defined in s. 395.002, F.S., as a facility for elective surgery with discharge within 24 hours that is not part of a hospital, needs an AHCA license under s. 395.003.
What to check in any Broward city
- Zoning and use. Each city writes its own use table. Confirm that medical office, urgent care or surgery is permitted in the district, and check use-specific rules. Pompano Beach, for example, has separate standards for medical offices in Section 155.4209 of its zoning code. Start with our Broward zoning guide.
- Parking. Parking is set by use in each city's code. In Fort Lauderdale it is ULDR Section 47-20.2. Confirm the count before you commit to a change of use.
- Accessibility and build-out. Exam rooms need accessible routes and clear floor space beside the table under federal ADA guidance. Price sinks, plumbing, electrical for imaging and after-hours HVAC early.
- Licensure. Practitioner-owned practices are generally exempt from clinic licensure under s. 400.9905, F.S.; other ownership may require an AHCA license.
Lease, buy, and how I help
Some Broward practices buy a medical condo or a small building to control their space and costs; others lease to stay flexible as hospital campuses grow. The medical office leasing guide and the buy vs. lease guide lay out the trade-offs.
I work for the tenant or buyer. I narrow the county to the submarkets that fit your referral base, pull available suites and buildings, tour them with you, run lease and sale comparables, and negotiate the build-out terms. See the Broward County market overview or call (561) 715-7222.
Questions
Common questions.
Which Broward hospitals are adding medical office space?
Broward Health is building medical office buildings at Broward Health Medical Center in Fort Lauderdale and at Broward Health North in Deerfield Beach, both expected to open in 2027.
Is medical office zoning the same across Broward County?
No. Each city has its own zoning code and use table, and some, such as Pompano Beach, add use-specific standards for medical offices. Check the city where the property sits.
Do I need a certificate of need for a medical office or surgery center?
No. Under the 2026 Florida Statutes, certificate of need covers skilled nursing facilities, hospices and intermediate care facilities for the developmentally disabled. An ambulatory surgical center still needs an AHCA license.
Can you compare space in several Broward cities at once?
Yes. I build one short list across the submarkets near the hospitals you use, with comparable terms, so you can tour the best options in a day or two.
