Office space in Broward County.

Where the office space is
Broward does not have one office market. It has a handful of centers, each with its own tenants, building stock and commute pattern. Most searches start with these four:
- Downtown Fort Lauderdale and Las Olas. The county's central business district, with the Brightline station at 101 NW 2nd Ave next to the Broward County Transit Central Terminal. It suits law, finance and professional firms that want walkability and client-facing space, and that accept structured or paid parking. See office space in Fort Lauderdale.
- Uptown and Cypress Creek. Fort Lauderdale Executive Airport sits in the middle of the city's Uptown Business District, between Cypress Creek Road to the north and Commercial Boulevard to the south. I-95 has interchanges at both roads, and the Cypress Creek Tri-Rail station serves the area.
- Sawgrass International Corporate Park, Sunrise. The City of Sunrise describes this 612-acre park, bounded by I-595, I-75 and Sunrise Boulevard, as the largest office park in the county. Sunrise lists American Express, Comcast and Cigna Healthcare among its larger private employers. See the Sunrise market page.
- Deerfield Beach. Office space here is reached from Hillsboro Boulevard and the I-95 interchanges at Hillsboro and SW 10th Street, where the Sawgrass Expressway ends. The city is home to headquarters including JM Family Enterprises and Southeast Toyota Distributors. See office space in Deerfield Beach.
Smaller office buildings and office condos also line the main roads in Plantation, Coral Springs and Pompano Beach. They often suit local professional firms that want to be close to where their staff and clients live.
Leasing office space in Broward
- Rentable vs. usable square feet. Rent is charged on rentable area, which adds your share of lobbies, corridors and restrooms. Compare buildings on usable area and total cost, not quoted rate alone.
- Lease structure. Ask whether the rate is full-service, modified gross or triple-net, and which operating costs pass through. See NNN vs. gross vs. modified gross and CAM charges explained.
- Parking and after-hours HVAC. Get the parking ratio in writing, and ask how after-hours air conditioning is billed.
- Storm readiness. Broward is in the Florida Building Code's High-Velocity Hurricane Zone. Ask whether the building has impact-rated glass or shutters, and who deploys shutters before a storm.
- Sales tax on rent. Florida repealed its sales tax on commercial rent for rental periods beginning on or after October 1, 2025. Check that an older lease form does not still pass it through. See Florida sales tax on commercial rent.
Buying an office building or office condo
Owner-users, such as professional practices, insurance agencies and family offices, often look at buying an office condo or a small building instead of leasing. Investors look at multi-tenant buildings. Either way, the underwriting is different from a lease.
- Your tax bill will not be the seller's. Under s. 193.1555, Florida Statutes, the assessed value of non-homestead commercial property can rise at most 10 percent a year, but it resets to just value on January 1 after a change of ownership or control. That includes a transfer of more than 50 percent of the entity that owns the building. Underwrite from the expected reassessment.
- Check the record. The Broward County Property Appraiser's site shows the owner, sales history and current assessment for each parcel.
- Due diligence. Title and survey, zoning and permitted use, roof, HVAC and structure, environmental review where warranted, estoppel certificates from any tenants, and insurance quoted rather than estimated.
- Financing. SBA 504 loans can fund an owner-occupied purchase or renovation for eligible small businesses.

Zoning and business tax before you sign
Each city in Broward sets its own zoning and permitted uses, so confirm with the city that your use is allowed at the address before you sign. Broward County also requires a local business tax receipt for anyone doing business in the county, and your business is subject to the city's ordinances and zoning as well. The Broward County Tax Collector suggests checking with your city first, because the county fee is not refunded if the city denies the location on zoning or inspection grounds.

Downtown Fort Lauderdale and Las Olas, Uptown around Cypress Creek Road and Fort Lauderdale Executive Airport, the Sawgrass International Corporate Park in Sunrise, and the Hillsboro Boulevard corridor in Deerfield Beach.

Not for rental periods beginning on or after October 1, 2025, according to the Florida Department of Revenue. Confirm how your lease handles it with your accountant.
