  • Fort Lauderdale: three submarkets (Central, East/Central and Airport/Dania) between 3.4% and 4.2% vacancy, tied to Executive Airport, Port Everglades and FLL.

Access

I-95 and Florida's Turnpike both run north-south through the county. The Sawgrass Expressway connects I-75 and I-595 at the Sawgrass Interchange in Sunrise with Coral Springs, Parkland, Coconut Creek and Deerfield Beach. Port Everglades, a Broward County department, is the region's main petroleum port and handles containers and bulk cargo. Fort Lauderdale-Hollywood International, Fort Lauderdale Executive and Pompano Beach Airpark round out air access.

Zoning differs by city

There is no single Broward industrial zone. Fort Lauderdale uses B-3, I and AIP; Pompano Beach uses I-1, I-1X, OIP and B-4; Deerfield Beach uses I, I-2 and PID; Coral Springs uses IC and IRD. Showroom, retail, gym and outdoor storage rules differ in each. Read the parcel's district before you negotiate, and see zoning for medical and flex in Broward.

What to check in any Broward flex building

  • Wind: Broward is in the Florida Building Code's High-Velocity Hurricane Zone, with stricter requirements for doors, windows and roofs than most of the state.
  • Clear height, doors and power: confirm usable clear height, grade-level vs. dock-high doors, and amps and phase.
  • Office ratio and parking: many older units carry more office than a warehouse user needs.
  • Licenses: most businesses need a city receipt and a separate Broward County local business tax receipt, and cities such as Fort Lauderdale and Pompano Beach require zoning sign-off first.

Lease or buy

Most flex users lease, often on NNN or modified gross terms where taxes, insurance and common-area costs pass through on top of base rent. Owner-users who plan to stay five years or more may compare that with buying a condo bay or small building. Read NNN vs. gross vs. modified gross leases before comparing quotes, since two spaces with the same base rent can cost very different amounts.

Questions

Common questions.

Which Broward city has the most industrial space?

Pompano Beach. Cushman & Wakefield counted about 22.9 million square feet there in Q3 2026, and the city itself cites more than 28 million square feet.

Is flex space easier to find than warehouse space in Broward?

Not as of Q3 2026. Cushman & Wakefield reported 3.4% vacancy for office service space versus 5.7% for the county's industrial market overall.

Do I need both a city and county business tax receipt?

Usually yes. Fort Lauderdale and Pompano Beach both say most businesses need a city receipt plus a Broward County local business tax receipt.

Does the High-Velocity Hurricane Zone affect a lease?

It affects any work you do to doors, windows, storefronts or the roof, which must meet HVHZ standards, so price improvements with that in mind.
