Downtown: Atlantic Avenue and Pineapple Grove

Downtown Delray runs along Atlantic Avenue from I-95 to the Atlantic Ocean, extending roughly two blocks north and south. Atlantic Avenue is the main commercial street, and the Pineapple Grove Arts District sits just north of it. Downtown has seen steady mixed-use construction since about 2003, and the city has added two municipal parking garages.

Downtown suits professional firms, agencies and wealth managers that want a walkable address. Many options are in mixed-use buildings, so check floor plate size and confirm parking for staff and clients before you commit.

Congress Avenue corridor

Congress Avenue (SR 807) is one of Delray's main north-south roads and the address for the city's rail station: Tri-Rail and Amtrak stop at 345 S Congress Ave, about half a mile south of West Atlantic Avenue. The corridor is close to the I-95 interchanges at Atlantic Avenue and Linton Boulevard. When you compare it with downtown, weigh parking, suite size and commute against walkability.

Delray Medical Center was the city's largest employer in its 2018-19 financial report. Practices that want to be near it should see medical office space in Delray Beach.

Coworking in Delray

For a desk rather than a lease, the Delray Beach CRA runs Work Space on 5th at 98 NW 5th Ave, a coworking space open weekdays with hourly, daily and weekly passes and a resident discount. Executive suites are the other short-term option.

Brokers sort office buildings into classes. The labels are a convention, not a legal standard, so judge each building on its own:

  • Class A: newer or fully modernized buildings with structured parking, current mechanical systems and full-time management.
  • Class B: older, well-kept buildings with fewer amenities. Often the best value for firms that need function more than lobby finish.
  • Class C: older buildings that need capital work. Cheaper, but check roof, HVAC age and ADA access closely.
  • Executive suites and coworking: furnished offices or desks on short terms, with reception and conference rooms shared. Good for a first office or a satellite team; costly per head once you grow.

What to check before you lease

  • Rentable vs. usable square feet. Rent is charged on rentable area, which adds your share of lobbies, corridors and restrooms (the load factor). Compare buildings on usable area and total cost, not quoted rate alone.
  • Lease structure. Ask whether the rate is full-service, modified gross or triple-net, and what operating costs pass through. See NNN vs. gross vs. modified gross and CAM charges explained.
  • Parking. Get the ratio in writing, plus whether spaces are reserved, unreserved or paid.
  • After-hours HVAC. Many buildings run air conditioning on a set schedule and bill extra hours. In South Florida that line can add up fast if your team works evenings or weekends.
  • Build-out allowance. Landlords often contribute toward improvements, usually tied to lease term. Get the allowance, the work letter and who manages construction defined before you sign.
  • Signage, access and term. Building, monument or door signage; 24/7 card access; renewal options and any right to expand or terminate early.
