Where medical office demand sits in Delray Beach
Delray Medical Center at 5352 Linton Blvd. is the anchor. It is a 536-bed acute care hospital on 30 acres and a state-designated Level I trauma center, with cardiac and vascular care, a comprehensive stroke center, cancer care, orthopedics and spine, obstetrics and weight-loss surgery. The campus also includes Pinecrest Rehabilitation and Outpatient Hospital, which runs the county's state-designated brain and spinal cord injury rehabilitation program, and Fair Oaks Pavilion, a 53-bed adult psychiatry unit. The hospital is part of Tenet's Palm Beach Health Network.
Practices tied to those programs, such as neurology, orthopedics, cardiology, vascular surgery and rehabilitation, are natural tenants for space near Linton Boulevard. Delray practices also draw on two Baptist Health hospitals nearby: Bethesda Hospital East at 2815 S. Seacrest Blvd. in Boynton Beach (see Boynton Beach medical office), and Boca Raton Regional Hospital at 800 Meadows Road in Boca Raton.
Types of medical space in Delray
- Hospital-area medical office near Delray Medical Center, suited to specialists and surgeons with privileges there.
- Off-campus medical office in multi-tenant office buildings with existing exam suites.
- Retail-medical in shopping centers for primary care, dental, urgent care, therapy and dermatology, where signage and parking at the door matter.
- Ambulatory surgery and procedure space, which needs an AHCA license as an ambulatory surgical center under s. 395.003, F.S.
What to check before you sign
- Jurisdiction and zoning. A Delray Beach mailing address does not always mean the city governs the parcel. Confirm whether the City of Delray Beach or Palm Beach County zoning applies, then confirm medical office is permitted in that district.
- Parking. Delray Beach sets off-street parking in Section 4.6.9 of its Land Development Regulations, which the city amended in 2024 by Ordinance 20-24. Ask for the site plan and the spaces allocated to your suite, especially if the space was previously general office or retail.
- Accessibility. ADA Title III applies to both landlord and tenant. Federal guidance calls for 30 by 48 inches of clear floor space beside an exam table and a 60-inch turning space; the lease should assign who handles exam rooms versus shared restrooms.
- Build-out. Sinks in each exam room, plumbing stub-outs, medical gas or vacuum if you need it, electrical and shielding for imaging, ceiling height and after-hours HVAC rates. The medical office build-out guide has a full checklist.
- Licensure. Practitioner-owned practices are generally exempt from clinic licensure under s. 400.9905, F.S.; other ownership may need an AHCA clinic license.
Lease or buy
Leasing is the usual starting point in Delray Beach, but owner-user purchases are worth pricing too. Buying a medical condo or small building can lock in occupancy and let you own the improvements; SBA 504 loans can fund an owner-occupied purchase or renovation. Leasing preserves capital for equipment. Compare the full cost using the buy vs. lease guide, and read the expense terms with the NNN vs. gross lease guide.
Plan the timeline before you sign
Medical space takes longer to deliver than general office. Between the letter of intent and opening day you will need a signed lease, permit drawings, building permits, construction, inspections and, for some uses, licensing and payer credentialing at the new address. Negotiate for rent to start after the certificate of occupancy or a fixed period after permits are issued, not on lease signing, and keep your current lease or a holdover right in place until the new suite is ready.
