Zoning to know

  • I (Industrial): permits warehouses, office and professional uses, printing, manufacturing and assembly, wholesale packaging and distribution, trade shops, commercial bakeries and craft or artisan production. Showrooms and wholesale sales are allowed as accessory uses incidental to the main use. Most activity must be inside a fully enclosed building. Outdoor storage must be subordinate to the main use, in a rear or side yard, screened, and not next to a residential district. Bulk flammable storage and explosives are not allowed.
  • I-2 (Limited Heavy Industrial): broader uses, including building supply and lumber yards, heavy vehicle and boat sales and service, laboratories, breweries and general commercial and retail, with screening and setback rules. Metal shredding is prohibited.
  • PID (Planned Industrial District): a planned industrial district; check the approved plan and conditions for the specific park.

See zoning for medical and flex in Broward for how these rules compare across cities.

Who uses flex here

The I district list maps to the tenants you see: trades and contractors, distributors with a small showroom, printers, commercial bakeries, light manufacturers and e-commerce sellers who need storage near I-95.

What to check before you sign

  • Certificate of Use: every place of business needs one before opening, a certificate of occupancy must be in place first, and a change of use or location needs a new application. Property owners cannot knowingly let a business operate without one. You will also need city and Broward County business tax receipts.
  • Showroom share: in the I district, the showroom has to stay incidental to your main use.
  • Office ratio and parking: confirm the office share and parking count fit your staff and any customer visits.
  • Clear height and doors: confirm drive-in versus dock-high loading and the usable clear height.
  • Power and sprinklers: check amps, phase and sprinkler coverage for your storage height.
  • Wind code: Broward is in the High-Velocity Hurricane Zone, so door and storefront work must meet HVHZ standards.
