Where the warehouse space is

Deerfield's warehouse listings sit mostly west of I-95, reached from SW 10th Street, Hillsboro Boulevard, Powerline Road and Military Trail. Recent listings show the range:

  • Powerline Rd. A distribution building at 1310 S Powerline Rd has been marketed with 30-foot clear height, dock and drive-in loading and ESFR sprinklers, with access to I-95, the Turnpike and the Sawgrass Expressway.
  • Military Trail. Deerfield Corporate Park at 730 S Military Trail is less than two miles from both the SW 10th Street and Hillsboro Boulevard interchanges on I-95. Its listing notes 480V/800A power and a 2-per-1,000 parking ratio, a flex-style spec for users who need office with their warehouse.
  • New bulk space. A proposed building of about 212,240 square feet at 1701 SW 45th Way is marketed with 36-foot clear height, 50 dock-high doors, ESFR sprinklers, heavy power and trailer parking, in what the listing calls the Outer Pompano Beach/Deerfield Beach submarket. Its listed delivery dates are inconsistent, so confirm timing directly.

Access

Deerfield has I-95 interchanges at SW 10th Street and Hillsboro Boulevard, plus Sample Road on the Pompano Beach line. The Sawgrass Expressway ends here: its toll section runs to a gantry just west of Florida's Turnpike, and the road continues east as SW 10th Street to I-95. That makes Deerfield a direct link between I-95 and western Broward, Coral Springs and I-75.

For workers, the Deerfield Beach station serves Tri-Rail and Amtrak, and Broward County Transit runs routes along Hillsboro Boulevard and Powerline Road. Port Everglades is south in Fort Lauderdale via I-95.

Zoning: confirm with the city

Industrial zoning in Deerfield Beach is set by the city, and listings for nearby buildings carry different industrial labels. Before you sign, confirm the parcel's current district on the city's zoning map, whether your use is permitted, and the rules on outdoor storage and truck parking. A use that works in a light-industrial district may not be allowed in a commercial one next door.

Specs to check

  • Clear height: the usable height under the lowest beam, joist or sprinkler. It decides how high you can rack.
  • Loading: dock-high doors for trailers and box trucks, grade-level (drive-in) doors for vans and forklifts. Count both, and check door size.
  • Truck court: the paved depth in front of the doors. A tight court can rule out 53-foot trailers, no matter how many docks the building has.
  • Column spacing: wider bays mean fewer obstructions for racking and aisles.
  • Fire protection: ESFR (early suppression, fast response) sprinklers usually let you store higher without in-rack sprinklers. Confirm the system against your commodity with the fire marshal.
  • Power: amperage, voltage and three-phase service for compressors, lifts and production equipment.
  • Yard: fenced outdoor storage or trailer parking is valuable and only legal where zoning allows it.

Deerfield Beach is in Broward County, which is in the Florida Building Code's High-Velocity Hurricane Zone. Ask for permits and product approvals on doors, glazing and roof work.

Lease or buy

Leasing gives you room to grow into a larger building. Buying, whether a freestanding building or an industrial condo, fixes your cost and builds equity but makes you responsible for the roof, insurance and reserves. Compare offers using NNN vs. gross vs. modified gross and CAM charges explained. If a mostly-office unit fits better, see flex space in Deerfield Beach.
