Where flex space is in Pompano Beach
The city describes Pompano Beach as Broward County's largest industrial, warehouse and distribution submarket, with more than 28 million square feet of industrial space, two Amazon distribution centers and defense contractors such as Precision Metal Industries and Point Blank Enterprises.
A City of Pompano Beach map of industrial parks (dated July 2016) shows where that space sits. The largest areas were South Andrews (about 4.9 million square feet), Powerline Industrial (about 3.1 million), Gateway Lakes, Park Central, North Central 95, South Dixie Highway, IDI Pompano Business Center, Central 95 and Atlantic Business Center. Smaller pockets included the Air Park area, Blount Road, Cresthaven, Centerport, Whispering Lakes, Alpha 250 and Contractor's Business Park. The map covers the grid formed by I-95, Florida's Turnpike, Powerline Road, Andrews Avenue, Dixie Highway, Copans Road, Atlantic Boulevard and Sample Road.
Pompano Beach Airpark is a city-owned airport of about 650 acres, about a mile northeast of the central business district near Copans Road, and is home base for the Goodyear blimp.
Zoning to know
- I-1 General Industrial: a wide range of light and moderate manufacturing, assembly, fabrication, processing, distribution and warehousing, with heavy or hazardous manufacturing excluded and a few convenience uses allowed.
- I-1X Special Industrial: uses built around outdoor storage of materials or equipment and outdoor processes, kept away from homes and arterial streets. Contractors with yards look here.
- OIP Office Industrial Park: large office and industrial park complexes under unified ownership.
- B-4 Heavy Business: retail, service and office uses plus wholesaling, warehousing and limited light manufacturing, worth checking for a showroom with storage.
The Airpark is zoned Transportation (T) and the code maps an Air Park Overlay around it; ask whether it affects a parcel you are considering.
Who uses flex here
Manufacturing and marine are among the city's leading industries, and the building stock serves contractors, trades, e-commerce fulfillment, parts and equipment distributors, and showroom-plus-warehouse users. Port Everglades and Fort Lauderdale-Hollywood International are a short drive south.
What to check before you sign
- Zoning Use Certificate: Pompano Beach treats a Zoning Use Certificate as part one of the business tax process and the Business Tax Receipt as part two. You will also need a Broward County receipt.
- Outdoor storage: if you need a yard, confirm I-1X or another district that allows it; screened storage rules vary.
- Doors and clear height: parks range widely, so confirm grade-level versus dock-high loading and the usable clear height for each unit.
- Power: confirm amps and three-phase service for machinery.
- Office ratio and sprinklers: make sure the air-conditioned office share fits your crew, and that the sprinkler design covers your storage height and products.
- Wind code: Broward is in the High-Velocity Hurricane Zone, so door replacements and storefront changes must meet HVHZ standards.
Lease or buy, and how I help
Because Pompano has the county's largest industrial base, owner-users planning to stay often have more to choose from when buying. I work for the tenant or buyer: I filter parks by zoning and doors, pull comparable leases and sales, tour with you and review the lease structure, including CAM charges.
