The county market
Cushman & Wakefield's Palm Beach Industrial MarketBeat for Q3 2026 put overall vacancy at 9.0%, pushed up in part by a newly delivered 520,000-square-foot development in Boynton Beach. Flex was a different story: office service/flex vacancy was 3.5%, with average net asking rent of $17.99 per square foot per year, against 11.2% vacancy for warehouse/distribution. That gap means flex tenants generally have fewer options to choose from than warehouse users.
Submarkets (Q3 2026)
- Boca Raton: about 7.2 million square feet, 2.2% vacancy, around Boca Raton Airport and the Park of Commerce and Clint Moore Road area.
- West Palm Beach: about 15.0 million square feet, 5.8% vacancy, including industrial land on Okeechobee Road, Belvedere Road, Electronics Way and 45th Street.
- Riviera Beach: about 8.6 million square feet, 5.2% vacancy, home to the Port of Palm Beach.
- Delray Beach (about 1.8 million, 12.4%) and Boynton Beach (about 4.0 million, 25.2% after a 520,000-square-foot development delivered). See the Delray Beach and Boynton Beach market pages.
- Lake Worth (about 2.1 million, 2.0%) and Jupiter (about 5.9 million, 21.4%). See Lake Worth Beach and Jupiter.
For larger users, the higher-vacancy submarkets can mean more choice and more room to negotiate.
Who uses flex space here
Flex buildings in the county serve a wide mix: contractors and trades that need a shop and a small office, distributors and e-commerce sellers with light storage, labs and R&D firms in Boca Raton's LIRP, and light assemblers in West Palm Beach's IL district. Because zoning is set city by city, the same business can be a permitted use in one town and a conditional use a few miles away. Start with the use, then the map.
Access
President Donald J. Trump International Airport, renamed from Palm Beach International on July 9, 2026 and now coded DJT, sits next to I-95 about 2.5 miles west of downtown West Palm Beach and is run by the county's Department of Airports. The Port of Palm Beach in Riviera Beach handles bulk cargo such as sugar, molasses and cement, plus containers and breakbulk. Boca Raton Airport serves the south county.
Zoning and licenses
Each city has its own industrial districts. Boca Raton uses M-1, M-2, M-3, W-1, IG/S1 and LIRP; West Palm Beach uses IL (Industrial Light) and I (Industrial). Unincorporated parcels are zoned by Palm Beach County, so confirm which jurisdiction controls the address. Expect a city business tax receipt (where the property is in a city), a Palm Beach County receipt, and in some cities a Certificate of Use with inspections.
What to check
- Clear height, door type (grade-level or dock-high) and truck access.
- Electrical service: amps, voltage and phase.
- Office share, parking count and any outdoor storage screening.
- Opening protection: Palm Beach County is outside the High-Velocity Hurricane Zone, but doors and impact products still need Florida product approval under s. 553.842, F.S.
- Lease type and pass-throughs; see CAM charges explained and lease negotiation in Palm Beach County.
How I help
Leasing keeps cash free for equipment and lets you move as you grow; buying a condo bay or small building fixes your occupancy cost if you plan to stay. I represent tenants and buyers. I sort the county by your use, zoning and drive times, pull comparable leases and sales, tour with you and negotiate terms.
