Where flex space is in West Palm Beach

The city's zoning code names its industrial areas directly. The IL (Industrial Light) district covers the Northwood area, 45th Street and I-95, Corporate Way, the Old Okeechobee Road/Florida Mango area and Georgia Avenue between Southern Boulevard and Hunter Street. The I (Industrial) district covers parts of Northwood, Electronics Way, Military Trail and 45th Street, Okeechobee Road, Belvedere Road, Georgia Avenue south of Monroe Road, Indian Road and Up the Grove Lane.

President Donald J. Trump International Airport, renamed from Palm Beach International on July 9, 2026, sits next to I-95 about 2.5 miles west of downtown and is run by the county's Department of Airports. The Port of Palm Beach is in neighboring Riviera Beach, which Cushman & Wakefield tracks as a separate submarket of about 8.6 million square feet.

Zoning to know

  • IL: intended for light manufacturing, wholesaling, warehousing, assembly and product processing, with limited off-site noise, odor and light, and with open space, landscaping and parking. Most flex users fit here.
  • I: intended for more intensive manufacturing and uses that do not fit near homes or businesses, such as breweries and distilleries, fuel storage, lumber and recycling.

When an industrial site is next to a residential district, expansions and site changes trigger neighborhood compatibility standards: a 10-foot landscape strip, no parking within 10 feet of the residential line, screened loading and dumpsters, shielded lighting and a wall at least seven feet tall. Check this before you plan an addition or a new loading door.

Who uses flex here

The IL use list matches the tenants: light assemblers, wholesalers, contractors, service companies with vans, and distributors who need quick access to I-95, the airport and the port. Airport-adjacent locations suit aviation suppliers and businesses that ship by air.

What to check before you sign

  • Licensing: the city says new businesses may need to pass Zoning, Code Enforcement and Fire inspections before the Business Tax Receipt is issued, that some businesses get a Certificate of Use with it, and that Palm Beach County requires its own receipt. Confirm the address is inside city limits; nearby land may be in another city or unincorporated.
  • Clear height and doors: confirm grade-level or dock-high loading and usable height.
  • Power: confirm amps, voltage and phase.
  • Office ratio and parking: make sure the split fits your crew and customers.
  • Sprinklers: confirm the system covers your storage height and the products you keep on site.
  • Wind products: Palm Beach County is outside the High-Velocity Hurricane Zone, but doors and impact products still need Florida product approval under s. 553.842, F.S.
