Where medical office demand sits in Boynton Beach

Bethesda Hospital East at 2815 S. Seacrest Blvd. is the anchor. It is part of Baptist Health South Florida and offers 24/7 emergency care with a separate OB emergency department, heart and vascular care, cancer care, orthopedics, brain and spine care, robotic surgery, maternity care with a Level III NICU, and an acute inpatient rehabilitation unit. The campus also has an Outpatient Pavilion, an Ambulatory Surgery Center, a Women's Health Center, the Orthopaedic Institute, the Bettjes Vascular Institute and imaging centers. The hospital partners with Florida Atlantic University's Charles E. Schmidt College of Medicine.

Bethesda was the city's largest employer in 2020, with 2,579 employees. Practices tied to its programs, such as cardiology, vascular surgery, orthopedics, OB-GYN, pediatrics and rehabilitation, are natural tenants for space near Seacrest Boulevard.

Bethesda Hospital West at 9655 W. Boynton Beach Blvd. opened in 2013 and had 80 beds when Baptist Health marked its fifth anniversary in 2018, with emergency care, outpatient rehabilitation and women's health. To the south, Delray Medical Center on Linton Boulevard is a short drive; see medical office space in Delray Beach.

Types of medical space in Boynton

  • Hospital-area medical office near Bethesda Hospital East, suited to specialists and surgeons with privileges there.
  • Office-park medical in and around Quantum Corporate Park near I-95 and Gateway Boulevard. One example: 3301 Quantum Blvd., a two-story medical office building of about 100,000 square feet, was renovated in 2021.
  • Retail-medical along Congress Avenue, where the Boynton Beach Mall, Boynton Town Center and Renaissance Commons form the city's main retail cluster. It suits primary care, dental, urgent care, therapy and dermatology, where signage and parking at the door matter.
  • Ambulatory surgery and procedure space, which needs an AHCA license as an ambulatory surgical center under s. 395.003, F.S.

What to check before you sign

  • Jurisdiction and zoning. A Boynton Beach mailing address does not always mean the city governs the parcel, especially west of the city limits. Confirm whether the City of Boynton Beach or Palm Beach County zoning applies, then confirm medical office is permitted in that district.
  • Business tax receipt. The City of Boynton Beach requires a business tax receipt before a new business starts work. Before it issues one, the city reviews zoning, occupancy use and environmental requirements, and every new business location is inspected for life safety, building, environmental and zoning compliance. Build that into your timeline.
  • Parking. Medical suites generate more visits than general office. Ask for the site plan and the spaces allocated to your suite, especially if the space was previously general office or retail.
  • Accessibility. ADA Title III applies to both landlord and tenant. Federal guidance calls for 30 by 48 inches of clear floor space beside an exam table and a 60-inch turning space.
  • Build-out and licensure. Sinks in each exam room, plumbing stub-outs, power and shielding for imaging, and after-hours HVAC rates. Practitioner-owned practices are generally exempt from clinic licensure under s. 400.9905, F.S.; other ownership may need an AHCA clinic license. See the medical office build-out guide for a full checklist.

Lease or buy

Leasing is the usual starting point, but owner-user purchases are worth pricing too. Buying a medical condo or small building can lock in occupancy and let you own the improvements, and SBA 504 loans can fund an owner-occupied purchase or renovation. If you buy, expect the property to be reassessed at just value the January 1 after the sale. Compare the full cost using the buy vs. lease guide, and read the expense terms with the NNN vs. gross lease guide.

Medical space takes longer to deliver than general office. Negotiate for rent to start after the certificate of occupancy or a fixed period after permits are issued, not on lease signing.
