How the county's medical office market is organized

Palm Beach County is long from north to south, and most practices want to be within a short drive of the hospital where they hold privileges. That splits the medical office market into three bands, each with its own hospitals and its own mix of on-campus buildings, older medical office stock and retail-medical space. The county has several large operators: Baptist Health South Florida, Tenet's Palm Beach Health Network and HCA Florida.

South county: Boca Raton, Delray Beach, Boynton Beach

  • Boca Raton Regional Hospital, 800 Meadows Road, part of Baptist Health South Florida. Its Keeping the Promise campaign funds a campus expansion that includes the Toby and Leon Cooperman Medical Arts Pavilion, opened in November 2023 with physician offices and an ambulatory surgery center, and the nine-story Gloria Drummond Patient Tower.
  • West Boca Medical Center, 21644 State Road 7, with a level III NICU and a second emergency center in Coconut Creek.
  • Delray Medical Center, 5352 Linton Blvd., a 536-bed Level I trauma center on 30 acres.
  • Bethesda Hospital East, 2815 S. Seacrest Blvd., Boynton Beach, part of Baptist Health. See Boynton Beach medical office and the Boynton Beach market page.

Central and north county

In West Palm Beach, Good Samaritan Medical Center (333 beds) sits on North Flagler Drive downtown, while St. Mary's Medical Center (460 beds, Level I trauma, home of Palm Beach Children's Hospital) and HCA Florida JFK North Hospital both have 45th Street addresses. HCA Florida JFK Hospital is at 5301 S. Congress Ave. in Atlantis, and Wellington Regional Medical Center is on Forest Hill Boulevard in Wellington. See West Palm Beach medical office.

In north county, Palm Beach Gardens Medical Center is at 3360 Burns Road and Jupiter Medical Center is on South Old Dixie Highway in Jupiter. See the Palm Beach Gardens and Jupiter market pages.

What to check before you lease or buy

  • Zoning and parking. Each city and the unincorporated county apply their own use tables and parking ratios. Confirm medical office is permitted in the district and that the parking assigned to your suite meets the code for medical use. Delray Beach, for example, sets off-street parking in LDR Section 4.6.9.
  • Accessibility. Federal ADA guidance for medical offices calls for accessible exam rooms with clear floor space beside the table; landlord and tenant share responsibility, and the lease should say who does what.
  • Build-out. Sinks, plumbing, imaging power and shielding, ceiling heights and after-hours HVAC drive cost and schedule.
  • Licensure. Surgery centers need an AHCA license under s. 395.003, F.S. Practitioner-owned practices are generally exempt from clinic licensure under s. 400.9905.

Lease terms medical tenants should negotiate

  • Assignment. The right to assign the lease if you sell or merge the practice, without a landlord veto you cannot work around.
  • Relocation. Strike or limit any clause letting the landlord move you; rebuilding exam rooms is expensive.
  • Restoration. Agree up front which specialized improvements stay and which you must remove when you leave.
  • Renewal options. Long enough to recover what you spend on build-out.
