Where medical office demand sits in Deerfield Beach
Broward Health North, on the Broward Health North campus at 201 E. Sample Road, is the hospital anchor for Deerfield Beach. Broward Health broke ground in April 2026 on a six-story, 127,033-square-foot medical office building on that campus. It is planned with 75 exam rooms and infrastructure to expand to 123, and will house cardiovascular, neuroscience and orthopedic care plus other specialty clinics and affiliated physician practices. Broward Health expects it to open in 2027. The Beck Group designed it with DMZ Architects, DPR Construction is the general contractor, and Remedy Medical Properties is collaborating on the project.
If you are leasing near Sample Road in the next two years, ask landlords how their space and terms compare with that new building. Deerfield Beach also sits between two other clusters: Boca Raton Regional Hospital on Meadows Road in Boca Raton to the north, and the North Federal Highway hospitals in Fort Lauderdale, Holy Cross Health and Broward Health Imperial Point, to the south. That position works for practices that hold privileges at more than one hospital.
Types of medical space in Deerfield
- On-campus medical office at Broward Health North, closest to the hospital's programs.
- Off-campus medical office in multi-tenant buildings with exam suites already built.
- Retail-medical in shopping centers, for dental, urgent care, therapy and primary care.
- Medical in flex buildings. Flex space can be an option for therapy, lab or medical supply users, but only if zoning allows the medical use. Confirm before you sign.
What to check before you sign
- Zoning. Confirm with the City of Deerfield Beach that medical office, and not only general office, is permitted in the district, and whether urgent care or procedures change the classification. Our Broward zoning guide explains how to read the use tables.
- Parking. A change from office or retail to medical can change the required parking. Get the site plan and the number of spaces allocated to your suite.
- Accessibility. Under ADA Title III, landlord and tenant share responsibility. Federal guidance calls for exam rooms with an accessible route, a 32-inch clear door opening and clear floor space beside the exam table.
- Build-out. Sinks, plumbing, power and shielding for imaging, ceiling height for equipment and after-hours HVAC charges.
- Licensure. Surgery centers need an AHCA license under s. 395.003, F.S. Practices wholly owned by licensed practitioners are generally exempt from clinic licensure under s. 400.9905.
Lease or buy
Most Deerfield Beach practices start by looking at space for lease, but owner-user purchases are worth pricing as well. Ownership locks in your location and lets you keep the value of your improvements; SBA 504 loans can finance an owner-occupied purchase or renovation. Leasing keeps capital free and lets you move toward new hospital space if your referrals shift. See the buy vs. lease guide and the medical office leasing guide.
Lease terms that matter in medical space
- Rent start. Tie rent commencement to permit issuance or completion of the build-out, not lease signing.
- Assignment. Keep the right to assign the lease if you sell or merge the practice.
- Relocation. Strike or limit any landlord right to move you; rebuilding exam rooms is costly.
- Exclusive use. Ask for protection against a directly competing practice in the same building.
- Restoration. Settle up front which specialized improvements you must remove at lease end.
