Where medical office demand sits in Boca Raton

Boca Raton Regional Hospital at 800 Meadows Road is the center of gravity for medical office in east Boca. The hospital is part of Baptist Health South Florida, and its Keeping the Promise campaign has supported more than $1 billion in capital investments on the campus, according to Baptist Health. Projects include the Toby and Leon Cooperman Medical Arts Pavilion, a freestanding building that opened in November 2023 with the Baptist Health Orthopedics Institute, specialty clinics, physician offices and an ambulatory surgery center with operating rooms and endoscopy suites; the nine-story Gloria Drummond Patient Tower; a critical care tower; expansions of the Marcus Neuroscience Institute and the Christine E. Lynn Heart and Vascular Institute; and the Schmidt Family and Eleanor R. Baldwin parking facilities.

For a practice, that matters two ways: specialists aligned with those programs have reasons to be close to Meadows Road, and the hospital's own outpatient building adds hospital-owned physician office space to the options you compare.

West Boca is anchored by West Boca Medical Center at 21644 State Road 7, part of Tenet's Palm Beach Health Network. It offers orthopedics, robotic surgery, heart, neuro and imaging services, women's and children's care including a level III NICU, and a second emergency center in Coconut Creek. Practices serving the western suburbs often look along the State Road 7 corridor.

Types of medical space in Boca

• On-campus and hospital-adjacent buildings near Meadows Road, closest to the operating rooms and imaging.
• Off-campus medical office in multi-tenant buildings that already have exam-room suites and accessible restrooms.
• Retail-medical conversions in shopping centers for dental, urgent care, dermatology, therapy and med-spa uses.
• Ambulatory surgery. A surgery center is licensed by AHCA under s. 395.003, F.S., and is distinct from a physician office, which the statute excludes from the definition.

What to check before you sign

• Zoning. A Boca Raton mailing address does not always mean the City of Boca Raton governs the parcel. Check whether the property is in the city or in unincorporated Palm Beach County, then confirm medical office is permitted in that district.
• Parking. Medical use can carry a different parking requirement than general office. Get the site plan and the number of spaces allocated to your suite.
• Accessibility. Federal ADA guidance calls for exam rooms with a 32-inch clear door opening, 30 by 48 inches of clear floor space beside the exam table, and room for a wheelchair to turn.
• Build-out. Sinks per exam room, plumbing and venting, electrical capacity and shielding for imaging, ceiling height and after-hours HVAC charges.
• Licensure. Practices wholly owned by licensed practitioners are generally exempt from clinic licensure under s. 400.9905, F.S. Other structures should check with counsel.

Lease or buy

Boca practices weigh buying a medical condo or small building against leasing. Ownership gives control over improvements and occupancy cost, and SBA 504 loans can fund the purchase or renovation of a building for your business. Lease terms that matter in medical space

Medical build-outs cost more than standard office, so the lease should protect that investment. Ask for renewal options long enough to recover it, the right to assign the lease if you sell the practice, limits on any landlord relocation clause, and a clear list of which improvements you must remove at the end. If your specialty depends on a nearby referral base, ask about an exclusive-use clause that keeps a directly competing practice out of the building.
