Where medical office demand sits in West Palm Beach

The 45th Street corridor is the city's densest hospital area. St. Mary's Medical Center at 901 45th St. is a 460-bed Level I trauma center and home to Palm Beach Children's Hospital, both part of Tenet's Palm Beach Health Network. HCA Florida JFK North Hospital is at 2201 45th St. With two hospitals on one street, this corridor is the first place to look for practices with privileges at either, including pediatric subspecialists who work with Palm Beach Children's Hospital.

Downtown, Good Samaritan Medical Center is a 333-bed acute care hospital at 1309 N. Flagler Drive. Its programs include a comprehensive stroke center, cancer care, orthopedics and spine, women's care and birthing suites, urology, vascular and weight-loss surgery, which support specialist offices in and around downtown.

Other anchors are within reach. The Veterans Affairs Medical Center is at 7305 N. Military Trail, which the county's hospital directory lists with a Riviera Beach address, and HCA Florida JFK Hospital is at 5301 S. Congress Ave. in Atlantis, to the south.

Types of medical space in West Palm Beach

  • Hospital-adjacent medical office on 45th Street and near Good Samaritan, for physicians with privileges there.
  • Downtown office converted to medical, where building systems, parking and after-hours access need extra scrutiny.
  • Retail-medical in shopping centers for primary care, dental, urgent care and therapy.
  • Ambulatory surgery, which must be licensed by AHCA under s. 395.003, F.S.

What to check before you sign

  • Zoning. Confirm with the City of West Palm Beach that medical office is permitted in the district. Downtown and corridor properties can fall under different districts and design rules, so check the specific parcel.
  • Parking. Medical use can carry a different parking requirement than general office, and downtown buildings may rely on garages. Get the count and terms for patient and staff parking in writing.
  • Accessibility. ADA Title III covers landlord and tenant. Federal guidance calls for exam rooms with a 32-inch clear door, 30 by 48 inches of clear floor space beside the table and a 60-inch turning space.
  • Build-out. Sinks per exam room, plumbing, electrical and shielding for imaging, ceiling heights, medical gas if needed, and after-hours HVAC rates.
  • Licensure. Practitioner-owned practices are generally exempt from clinic licensure under s. 400.9905, F.S.; other ownership structures should confirm with counsel.

Lease or buy

Some West Palm Beach practices buy a medical condo or small building near the hospital they use most; SBA 504 loans can finance an owner-occupied purchase or renovation. Others lease to keep capital free for equipment. The buy vs. lease guide, NNN vs. gross lease guide and Palm Beach County lease negotiation guide cover the trade-offs.

Lease terms and timeline

Medical build-outs take longer and cost more than standard office, so the lease should carry that weight. Ask for rent to start after the build-out is complete or a fixed period after permits issue, renewal options long enough to recover your improvement costs, the right to assign the lease if you sell or merge the practice, and limits on any landlord relocation clause. In downtown buildings, get patient parking, validation and after-hours building access spelled out in the lease, not in a side letter. Settle up front which specialized improvements you must remove when you leave.
