Wall Street South
"Wall Street South" is an official initiative and registered trademark of the Business Development Board of Palm Beach County. The BDB counts more than 300 hedge fund, private equity and financial services firms in the county, listing names such as Citadel, Elliott Management, Goldman Sachs, BlackRock, Point72 and Millennium Management, and reports more than 2 million square feet of Class A office under construction. One example it gives: NewDay USA's second headquarters, more than 50,000 square feet at 360 Rosemary in downtown West Palm Beach.
If your firm does not need a new tower, older downtown and Okeechobee corridor buildings are worth touring too.
Downtown core: Clematis and Flagler Drive
Clematis Street is downtown's historic main street, running to Flagler Drive and the Intracoastal waterfront, where the Mandel Public Library opened in 2009. The city's CRA divides downtown into districts including the Downtown Core, Okeechobee Corridor and Clearlake District. It reports a planned 250,000-square-foot office building tied to its Chase Streetscape project, which runs from Okeechobee Boulevard to Flagler Avenue.
Downtown has the rail options: Brightline opened its West Palm Beach station in 2018, and the Tri-Rail station is on the west side of Tamarind Avenue just east of I-95. West Palm MOVE, an electric shuttle and on-demand service, launched on September 4, 2026.
Okeechobee corridor and CityPlace
The CRA calls Okeechobee Boulevard the major east-west gateway into downtown. It includes CityPlace, the mixed-use district that opened in 2000 and has also been branded Rosemary Square and The Square, along with the Kravis Center and the Palm Beach County Convention Center. Related Companies planned two office towers on the former AMC theater site after its 2023 demolition.
East of the FEC tracks at 801 S Dixie Hwy, the CRA's West Palm Point site is leased to Cohen Brothers Realty for a Class A office tower. The final site plan was approved January 10, 2022, and the CRA reports construction underway.
Office classes and coworking
Brokers sort office buildings into classes. The labels are a convention, not a legal standard, so judge each building on its own:
- Class A: newer or fully modernized buildings with structured parking, current mechanical systems and full-time management.
- Class B: older, well-kept buildings with fewer amenities. Often the best value for firms that need function more than lobby finish.
- Class C: older buildings that need capital work. Cheaper, but check roof, HVAC age and ADA access closely.
- Executive suites and coworking: furnished offices or desks on short terms, with reception and conference rooms shared. Good for a first office or a satellite team; costly per head once you grow.
What to check before you lease
- Rentable vs. usable square feet. Rent is charged on rentable area, which adds your share of lobbies, corridors and restrooms (the load factor). Compare buildings on usable area and total cost, not quoted rate alone.
- Lease structure. Ask whether the rate is full-service, modified gross or triple-net, and what operating costs pass through. See NNN vs. gross vs. modified gross and CAM charges explained.
- Parking. Get the ratio in writing, plus whether spaces are reserved, unreserved or paid.
- After-hours HVAC. Many buildings run air conditioning on a set schedule and bill extra hours. In South Florida that line can add up fast if your team works evenings or weekends.
- Build-out allowance. Landlords often contribute toward improvements, usually tied to lease term. Get the allowance, the work letter and who manages construction defined before you sign.
- Signage, access and term. Building, monument or door signage; 24/7 card access; renewal options and any right to expand or terminate early.
