Where the warehouse space is
A Pompano Beach warehouse search usually starts along three roads west of I-95: Copans Road, Sample Road and Powerline Road. Recent listings show the range of what you will tour:
- Copans Rd and Powerline Rd. Copans Business Center, seven buildings at 2520–2590 N Powerline Rd, sits one block north of the Copans/Powerline intersection, about 1.5 miles from I-95 and about 3 miles from the Turnpike per its brochure. Units are small-bay, with 12- to 22-foot clear heights, dock and street-level doors and three-phase power.
- Sample Rd area. Prologis places its Centerport 300 building at 701 NW 33rd St in what it calls the North-Broward submarket, with access to Sample, Copans and Powerline roads, rear loading and typical 30' x 40' column spacing.
- Outdoor storage sites. Fenced, paved yards zoned I-1X, such as a three-building site CBRE has marketed on NW 22nd Ct, serve contractors, fleets and trailer parking.
The Pompano Beach Air Park is a separate case. The city owns it, and under the federal Surplus Property Act its land must stay in aviation use, so its tenants are aviation businesses such as the two fixed-base operators, repair shops and the Goodyear blimp base.
Highway, port and rail access
Pompano Beach has I-95 interchanges at Atlantic Boulevard, Copans Road and Sample Road, the last on the Deerfield Beach line. Florida's Turnpike has exits at Sample Road and at Coconut Creek Parkway, where an access road also reaches Atlantic Boulevard. Just north, the Sawgrass Expressway's east end turns into SW 10th Street in Deerfield Beach, a toll-road link west to Coral Springs, Sunrise and I-75.
For importers, Port Everglades in Fort Lauderdale is the port to plan around. It ranks as the 15th busiest container port in the nation, has a near-dock FEC Railway intermodal container yard, and hosts Foreign-Trade Zone 25. Time the drive at the hours your trucks actually run before you commit to a building.
Pompano Beach industrial zoning
The City of Pompano Beach sets zoning in Chapter 155 of its code. Its industrial base districts are:
- I-1 General Industrial: light and moderate manufacturing, assembly, fabrication, processing, distribution, warehousing and R&D, but not heavy or hazardous manufacturing.
- I-1X Special Industrial: uses built mainly around outdoor storage and outdoor manufacturing that do not belong next to homes or along arterial streets. This is the district yard users look for.
- OIP Office Industrial Park: large office and industrial park complexes under unified ownership and control.
- M-2 Marina Industrial: marinas, boat sales and repair, and other working-waterfront uses.
Marketing brochures sometimes carry older zoning labels. Check the parcel on the city's zoning map and the Article 4 use tables, and confirm your use is allowed, before you sign.
Building specs to check
Specs vary widely from one park to the next. Copans Business Center, built in 1986, lists 12- to 22-foot clear heights, while a newer building on Powerline Road in neighboring Deerfield Beach is marketed at 30 feet. Check:
- Clear height: the usable height under the lowest beam, joist or sprinkler. It decides how high you can rack.
- Loading: dock-high doors for trailers and box trucks, grade-level (drive-in) doors for vans and forklifts. Count both, and check door size.
- Truck court: the paved depth in front of the doors. A tight court can rule out 53-foot trailers, no matter how many docks the building has.
- Column spacing: wider bays mean fewer obstructions for racking and aisles.
- Fire protection: ESFR (early suppression, fast response) sprinklers usually let you store higher without in-rack sprinklers. Confirm the system against your commodity with the fire marshal.
- Power: amperage, voltage and three-phase service for compressors, lifts and production equipment.
- Yard: fenced outdoor storage or trailer parking is valuable and only legal where zoning allows it.
Broward County sits in the High-Velocity Hurricane Zone, which carries stricter wind and impact requirements than Palm Beach County. Ask for permits and product approvals on roll-up doors, storefront glass and any roof work.
Lease or buy
Leasing keeps capital in the business and lets you move as you grow. Buying a freestanding building or an industrial condo unit fixes your occupancy cost and builds equity, but you take on the roof, insurance and reserves. Before you compare offers, read NNN vs. gross vs. modified gross leases and Florida sales tax on commercial rent. If a smaller unit with more office would work, see flex space in Pompano Beach.

Questions
Common questions.
Can I park trucks or store materials outside at a Pompano Beach warehouse?
Only where zoning allows it. The I-1X Special Industrial district is set up for outdoor storage and outdoor manufacturing; elsewhere outdoor storage may be limited or barred, so confirm with the city first.
Can I lease warehouse space at the Pompano Beach Air Park?
Air Park land is city-owned and must stay in aviation use under the federal Surplus Property Act. It suits aviation businesses, not general warehousing.
Where should I start a warehouse search in Pompano Beach?
Copans Road, Sample Road and Powerline Road west of I-95 are the usual starting points, with I-95 interchanges at Copans and Sample and Turnpike exits at Sample Road and Coconut Creek Parkway.
What hurricane rules apply to a Pompano Beach warehouse?
Broward County is in the Florida Building Code's High-Velocity Hurricane Zone. Ask for permits and product approvals for doors, glazing and roof work during due diligence.
