Minimalist industrial building roofline against the sky

Guide · Industrial property types

Types of industrial space in South Florida.

"Industrial" covers everything from a small flex bay with a roll-up door to a dock-high distribution building. The label matters less than the specifications, the zoning and the transport links, and this guide sorts them out.

The main types, by how they are used

Listings use these terms loosely, so judge each building on its specifications. Broadly:

  • Warehouse and distribution. Built to store and move goods: clear height for racking, dock-high doors, truck courts deep enough for trailers, and minimal office. Larger distribution buildings add more docks and trailer parking.
  • Light industrial and manufacturing. Space for assembly, fabrication or production. Power capacity, floor load, ventilation and permitted use count for more than clear height.
  • Flex. Usually a multi-tenant building with finished office at the front and warehouse or service space behind, typically with grade-level roll-up doors. The office share can vary a lot from unit to unit. See flex vs warehouse vs office.
  • Service and showroom. Flex-type space used by trades, contractors and businesses that receive customers. Customer access brings in accessibility and parking questions.
  • Cold storage and food space. Refrigerated or freezer space with insulated panels, heavy power and floor slabs designed for low temperatures. It is specialized and costly to create from scratch.
  • Outdoor storage and yard. Land, sometimes with a small building, used for trucks, equipment or materials. It depends heavily on zoning.

The specifications that separate one type from another

  • Clear height: the usable height under the lowest obstruction (joists, sprinkler lines, lights), not the roof peak. Measure it yourself.
  • Loading: dock-high doors at trailer-bed height versus grade-level drive-in doors. Count both, and check levelers and seals.
  • Truck court and access: whether a 53-foot trailer can turn in and back to the dock, and whether the route in passes through residential streets.
  • Power: amperage, voltage and phase. Upgrades depend on the utility and can take months.
  • Fire protection: the sprinkler design has to match the commodity and storage height. Changing what you store can mean changing the system.
  • Office percentage and HVAC: how much of the space is air-conditioned and finished.
  • Measurement: BOMA's industrial standard (ANSI/BOMA Z65.2-2025) uses a single method and produces load factors for shared space. Ask which standard and edition a landlord used.

How codes sort industrial space

Two separate systems decide what you can do in a building:

  • Zoning decides whether a use is allowed on the parcel. Each Broward and Palm Beach city has its own code. In Fort Lauderdale, the ULDR lists permitted and conditional uses by district, and from October 1, 2026 new businesses need a Certificate of Use before applying for a Business Tax Receipt.
  • The building code assigns an occupancy classification based on what happens inside (storage, manufacturing, business office). Fort Lauderdale's permit FAQ cites Florida Building Code Sec. 105.1: a permit is required to alter a building or change its occupancy. Turning warehouse space into offices, adding a showroom or storing a more hazardous product can each trigger that.

Accessibility also applies where the public comes in. The 2010 ADA Standards cover new construction and alterations of public accommodations and commercial facilities. See zoning for medical and flex uses in Broward.

Where transport anchors the market

Industrial demand follows freight routes. A few fixed points shape the map in Broward and Palm Beach:

  • Port Everglades, at 1850 Eller Drive in Fort Lauderdale, is a Broward County enterprise that describes itself as a leading container port in Florida. Foreign-Trade Zone 25 is among its trade assets.
  • Fort Lauderdale-Hollywood International Airport (FLL) is at 100 Terminal Drive, Fort Lauderdale. I-595 runs from the Sawgrass Interchange in Sunrise (I-75 and the Sawgrass Expressway) east to U.S. 1, with access to the airport and port, and meets I-95 at the Rainbow Interchange and Florida's Turnpike in Davie.
  • Pompano Beach Airpark is a city-owned airport of about 650 acres northeast of downtown Pompano Beach, along Copans Road, with Florida East Coast Railway tracks to the west.
  • Fort Lauderdale Executive Airport is owned by the City of Fort Lauderdale, about five miles north of downtown, and has a U.S. Customs and Border Protection facility.
  • President Donald J. Trump International Airport, formerly Palm Beach International, is at 1000 James L. Turnage Blvd. in West Palm Beach.

City pages cover the corridors in more detail: Pompano Beach warehouse, Fort Lauderdale warehouse, Deerfield Beach warehouse, Coral Springs warehouse and Boca Raton warehouse.

Matching the type to the operation (hypothetical examples)

These examples are illustrative, not listings:

  • A hypothetical e-commerce seller shipping parcels daily with 600 pallet positions needs clear height and racking more than docks. A flex or small warehouse unit with grade-level doors may do, provided the sprinkler design fits rack storage.
  • A hypothetical importer receiving containers needs dock-high doors and a truck court that handles 53-foot trailers, and benefits from a short drive to Port Everglades.
  • A hypothetical HVAC contractor with 12 vans needs grade-level doors, parking and possibly outdoor storage, which is a zoning question first.
  • A hypothetical lab or assembly business needs power, finished space and a permitted use that covers manufacturing.

Starting from the operation, then turning it into a list of specifications, rules out most listings before you tour.

Lease or buy, and next steps

Most industrial users lease on NNN terms; owner-users who plan to stay can buy, often with SBA 504 financing. See NNN vs gross leases, where to rent warehouse space and industrial space in South Florida. Florida's sales tax on commercial rent, warehouses included, was repealed for rental periods beginning on or after October 1, 2025, which lowers the cost of leasing; see the sales tax guide. Questions

Common questions.

What is the difference between warehouse and flex space?

Warehouse space is built mainly for storage and loading, with little office. Flex space mixes finished office with warehouse or service space, usually in multi-tenant buildings with grade-level doors.

What is clear height?

The usable height from the floor to the lowest obstruction, such as joists, sprinkler lines or lights. It decides how high you can rack.

Can I store anything in an industrial unit?

Not necessarily. Zoning controls the use, and the building's sprinkler system and occupancy classification must match what you store and how high. Changing occupancy needs a permit.

Why does proximity to Port Everglades or FLL matter?

Drive time to the port and airport affects freight cost and delivery windows. I-595 connects Port Everglades and FLL to I-95, Florida's Turnpike and I-75.

Is sales tax charged on warehouse rent in Florida?

Not for rental periods beginning on or after October 1, 2025. Florida DOR names warehouses among the commercial rentals covered by the repeal.
