Warehouse · Boca Raton

Warehouse space in Boca Raton.

Boca Raton is mostly an office market, so a warehouse search here often expands to flex buildings and to the industrial corridors just south in Deerfield Beach. Here is how to search well.

What the Boca Raton market looks like

Boca Raton's commercial base is office-led. The city's economic development office cites more than 12 million square feet of Class A office and says Boca is home to more than half of Palm Beach County's corporate headquarters. That is why a warehouse search here often widens to flex buildings and to Deerfield Beach.

Industrial history here runs west of the CSX rail line, where IBM bought several hundred acres in 1965 for the campus now known as the Boca Raton Innovation Campus (BRiC). Today BRiC leases to office users such as D-Wave, which the city says chose it for its headquarters.

Access

I-95 crosses Boca north to south with interchanges at Palmetto Park Road, Glades Road, Spanish River Boulevard/FAU Boulevard, Yamato Road and Congress Avenue. Florida's Turnpike has one interchange, at Glades Road. Glades Road runs east-west from US 441 to US 1.

Boca Raton Airport sits next to FAU and I-95 on 214 acres. It is owned by the State of Florida and run by the Boca Raton Airport Authority, and it serves mostly business and private aviation. For staff, Tri-Rail stops on the south side of Yamato Road just west of I-95, and Brightline stops downtown next to the public library. Trucks headed to Port Everglades will run I-95 south through Broward.

City or county zoning?

A Boca Raton mailing address does not mean city zoning. Florida's Turnpike runs through unincorporated Boca Raton, and areas such as Town Center were not annexed into the city until 2004. A parcel west of the city limits falls under Palm Beach County's code; inside the limits, the City of Boca Raton's code applies.

Before you sign, confirm the jurisdiction, the parcel's district and whether your use, outdoor storage and truck parking are allowed. The city's GIS maps and Planning & Zoning staff can answer this for a specific parcel.

Specs to check

  • Clear height: the usable height under the lowest beam, joist or sprinkler. It decides how high you can rack.
  • Loading: dock-high doors for trailers and box trucks, grade-level (drive-in) doors for vans and forklifts. Count both, and check door size.
  • Truck court: the paved depth in front of the doors. A tight court can rule out 53-foot trailers, no matter how many docks the building has.
  • Column spacing: wider bays mean fewer obstructions for racking and aisles.
  • Fire protection: ESFR (early suppression, fast response) sprinklers usually let you store higher without in-rack sprinklers. Confirm the system against your commodity with the fire marshal.
  • Power: amperage, voltage and three-phase service for compressors, lifts and production equipment.
  • Yard: fenced outdoor storage or trailer parking is valuable and only legal where zoning allows it.

Palm Beach County is outside the Florida Building Code's High-Velocity Hurricane Zone, so the HVHZ rules that apply in Broward do not apply here. The statewide wind-design rules still do. Ask for roof age, door ratings and permits during due diligence.

If your business needs more office than warehouse, start with flex space in Boca Raton. If you need dock-high doors, tall clear height or yard, compare Deerfield Beach and Pompano Beach, which are a short drive south on I-95.

Questions

Common questions.

Is there warehouse space for rent in Boca Raton?

Yes, though Boca is better known for office space. Many users also look at flex buildings in Boca and at warehouse corridors just south in Deerfield Beach and Pompano Beach.

Does my Boca Raton warehouse fall under city or county zoning?

It depends on whether the parcel is inside city limits. Areas west of the city limits are unincorporated Palm Beach County even with a Boca Raton address, so check the jurisdiction first.

Does the High-Velocity Hurricane Zone apply in Boca Raton?

No. Broward County is in the HVHZ, but Palm Beach County is not; it follows the statewide Florida Building Code wind-design rules.

Which highways serve Boca Raton warehouses?

I-95, with five Boca interchanges from Palmetto Park Road to Congress Avenue, and Florida's Turnpike at Glades Road.
