The Coral Springs Commerce Park
The City of Coral Springs describes its Commerce Park as a 442-acre district just off the Sawgrass Expressway, close to I-95 and Florida's Turnpike. It mixes industrial, commercial and research and development uses, and the city lists fintech, logistics, engineering and aerospace among its industries.
Employers the city names in or around the park include Fiserv, Decimal Engineering, Emser Tile and Flora Fine Foods, and its business page lists ABB Optical, KB Electronics and PepsiCo among companies headquartered there. The city also notes that Exeter provides light industrial space in the park and that Osprey Logistics Park is developing 400,000 square feet of warehouse and distribution space.
That mix matters when you tour. Some buildings are built for office-heavy R&D or showroom users, others for distribution. Match the building to the work, not just the square footage.
Access
The Sawgrass Expressway, run by Florida's Turnpike Enterprise, is the main route. Its Coral Springs-area exits are Sample Road, Atlantic Boulevard, Coral Ridge Drive and University Drive. Coral Ridge Drive is the last exit before additional tolls in both directions, which is worth knowing if your trucks run the toll road daily.
West and south, the Sawgrass connects to I-75 and I-595 in Sunrise. East, it ends in Deerfield Beach, where it becomes SW 10th Street, crosses the Turnpike and reaches I-95. For port runs, I-595 leads to Port Everglades and FLL.
Zoning
The city links two industrial districts for the park: Industrial Commercial (IC) and Industrial, Research and Development (IRD). Uses that are fine in one may be limited in the other, and outdoor storage, truck parking and certain manufacturing uses need a close read. Confirm the parcel's district and your use with the city's Development Services before signing. The city's Economic Development Office also helps companies looking for space.
Specs to check
- Clear height: the usable height under the lowest beam, joist or sprinkler. It decides how high you can rack.
- Loading: dock-high doors for trailers and box trucks, grade-level (drive-in) doors for vans and forklifts. Count both, and check door size.
- Truck court: the paved depth in front of the doors. A tight court can rule out 53-foot trailers, no matter how many docks the building has.
- Column spacing: wider bays mean fewer obstructions for racking and aisles.
- Fire protection: ESFR (early suppression, fast response) sprinklers usually let you store higher without in-rack sprinklers. Confirm the system against your commodity with the fire marshal.
- Power: amperage, voltage and three-phase service for compressors, lifts and production equipment.
- Yard: fenced outdoor storage or trailer parking is valuable and only legal where zoning allows it.
Coral Springs is in Broward County, which is in the Florida Building Code's High-Velocity Hurricane Zone. Ask for permits and product approvals on overhead doors, storefront glass and roof work.
