Where flex space is in Coral Springs
The city's economic development office describes the Commerce Park of Coral Springs as a 442-acre district just off the Sawgrass Expressway, close to I-95 and Florida's Turnpike, zoned for industrial, commercial and research and development uses. Named employers include Fiserv, Decimal Engineering, Emser Tile and Flora Fine Foods, and the city lists fin-tech, logistics, engineering and aerospace as its main industries. Osprey Logistics Park is developing 400,000 square feet of warehouse and distribution space there, and Exeter offers light industrial space.
The Sawgrass Expressway borders the city's north and west edges, with interchanges at University Drive, Sample Road and Atlantic Boulevard. It ties into I-75 and I-595 at the Sawgrass Interchange in Sunrise and runs east to Deerfield Beach. Cushman & Wakefield tracks Coral Springs with Margate: about 9.5 million square feet and 8.2% vacancy in Q3 2026, higher than the 5.7% county figure, which can give tenants more room to negotiate.
Zoning to know
- IRD (Industrial, Research and Development): manufacturing and distribution of products such as electronics, medical equipment and optics; R&D, software and testing labs; warehouses (not self-storage); contractor shops and printing with no walk-in retail; and employee offices that do not serve the public. Building supply and machinery sales and display are conditional uses.
- IC: warehousing and listed light manufacturing near the IRD district and major roads, with retail stores and contractor shops as conditional uses.
Appearance rules are strict. In IRD, outside storage must be screened from street view, is limited to 25 percent of the parcel and one area, must sit on concrete or asphalt and cannot use required parking. Business vehicles cannot be parked on building fronts or sides facing major arterials. In IC, overhead doors wider than eight feet cannot face the street, and open storage needs a six-foot masonry wall. Industrial projects are also subject to the city's Architectural Review Guidelines.
Who uses flex here
The IRD use list fits engineering and tech firms, medical device and optics makers, labs, distributors and contractors who keep their materials inside. Walk-in retail is the main use that does not fit.
What to check before you sign
- Business tax review: the city's Zoning Division checks that your business type fits the location's zoning, and the Building Department checks that the space is permitted for that use. The city suggests calling Zoning at 954-344-1160 before signing a lease. A Broward County receipt is also required.
- Fleet and storage: if you park trucks or store materials outside, confirm the screening rules for your parcel.
- Doors and clear height: confirm loading type, door locations and usable height.
- Power: labs and manufacturers should confirm amps and three-phase service.
- Wind code: Broward is in the High-Velocity Hurricane Zone, so door and storefront changes must meet HVHZ standards.
