The main warehouse corridors

  • Pompano Beach: Copans, Sample and Powerline roads west of I-95, including Prologis's Centerport buildings, which Prologis places in its North-Broward submarket. See Pompano Beach warehouse space.
  • Deerfield Beach: the SW 10th Street, Powerline Road and Military Trail area, near two I-95 interchanges and the east end of the Sawgrass Expressway. See Deerfield Beach.
  • Fort Lauderdale, south end: Port Everglades, FLL and the I-595/SR 84 corridor. See Fort Lauderdale.
  • Fort Lauderdale, Uptown: Fort Lauderdale Executive Airport and its Industrial Airpark, between Cypress Creek Road and Commercial Boulevard.
  • Coral Springs: the city's 442-acre Commerce Park off the Sawgrass Expressway. See Coral Springs.

Southwest Broward and the I-75 corridor are separate markets with their own trade-offs. Ask me if your search reaches that far west.

Highways, port and rail

I-95 runs the length of the coast. I-595 runs 10.5 miles from I-95 west to the I-75/Sawgrass interchange and was built to carry traffic between western Broward and coastal areas including Port Everglades and FLL. Florida's Turnpike has Broward exits at Sample Road, Coconut Creek Parkway, Commercial Boulevard, Sunrise Boulevard, I-595/SR 84, Griffin Road and Hollywood/Pines boulevards. The Sawgrass Expressway, run by Florida's Turnpike Enterprise, loops about 24 miles from Sunrise to Deerfield Beach, with exits at Sample Road, Atlantic Boulevard, Coral Ridge Drive and University Drive.

Port Everglades ranks as the 15th busiest U.S. container port, has a near-dock FEC Railway intermodal yard and sits about two miles from FLL. Distance to the port matters most for importers running daily container moves; for last-mile distribution, distance to customers usually matters more.

Foreign-Trade Zones

Broward has two general-purpose zones. FTZ 25, operated by Broward County at Port Everglades, covers an 82-acre tract with five warehouses totaling 388,500 square feet. FTZ 241, operated by the City of Fort Lauderdale, has Fort Lauderdale Executive Airport as its hub and satellite sites elsewhere in the county. Importers who re-export or hold inventory should ask early whether a building can be used for zone activity.

Zoning is local

Broward County has 31 municipalities, and each writes its own industrial districts. Pompano Beach uses I-1 General Industrial, I-1X Special Industrial and OIP Office Industrial Park; Coral Springs uses Industrial Commercial (IC) and Industrial, Research and Development (IRD); Fort Lauderdale sets out its industrial districts in ULDR Section 47-7. Outdoor storage, truck parking and manufacturing are the uses to check most carefully, so confirm the parcel's district with the city before you sign.

Specs and hurricane code

  • Clear height: the usable height under the lowest beam, joist or sprinkler. It decides how high you can rack.
  • Loading: dock-high doors for trailers and box trucks, grade-level (drive-in) doors for vans and forklifts. Count both, and check door size.
  • Truck court: the paved depth in front of the doors. A tight court can rule out 53-foot trailers, no matter how many docks the building has.
  • Column spacing: wider bays mean fewer obstructions for racking and aisles.
  • Fire protection: ESFR (early suppression, fast response) sprinklers usually let you store higher without in-rack sprinklers. Confirm the system against your commodity with the fire marshal.
  • Power: amperage, voltage and three-phase service for compressors, lifts and production equipment.
  • Yard: fenced outdoor storage or trailer parking is valuable and only legal where zoning allows it.

Broward is in the Florida Building Code's High-Velocity Hurricane Zone. For a typical (Risk Category II) building, Broward's design wind speed is 170 mph; Palm Beach County is outside the HVHZ. Ask for permits and product approvals on doors, glazing and roofs.
